Vladimir Mironenko is a Co-Managing Partner of the firm’s Real Estate Litigation and Landlord-Tenant Groups, concentrating on complex litigation matters, residential and commercial landlord-tenant litigation, including non-payment, holdover and HP proceedings, post-foreclosure evictions, Mitchell-Lama representation and administrative proceedings, condominium and cooperative representation, lease restructuring, and title insurance litigation. Mr. Mironenko started his career as an extern in 2009 at Adam Leitman Bailey, P.C., and has been an attorney at the firm since 2011.
Mr. Mironenko prides himself on a strong work ethic, an aggressive approach, and attention to detail that have resulted in successful decisions and settlements for his clients. Mr. Mironenko brings a passionate approach to each matter, seeks to truly understand each client’s unique goals and custom tailors a strategy to achieve those goals at each stage of the matter, including negotiation, motion practice, discovery and depositions, trial and judgment collection. Mr. Mironenko strives to partner with each client to achieve an efficient approach to each matter and proactively keeps clients updated and informed at each stage in the matter. Mr. Mironenko sees every meeting and conversation with a client and adversary, every negotiation, every deposition and every court appearance as a strategic opportunity to advance the client’s goals.
Mr. Mironenko has achieved motion and trial victories in complex litigation matters, including non-primary residence and succession matters, non-payment and overcharge matters, commercial landlord-tenant disputes, including Yellowstone Injunction proceedings, HP proceedings, Mitchell-Lama HPD proceedings, family real property disputes, easement disputes, and title defense matters.
Mr. Mironenko represents and counsels clients through the latest laws and procedures concerning legal and preferential rent issues, rent overcharge and reduction of services claims, buy-out strategies and negotiations, certificate of non-harassment proceedings, due diligence and risk assessment in acquisitions of New York real property, and rent-roll maximization strategies, including major capital improvement and individual apartment improvement issues and strategies.
Mr. Mironenko graduated from Stuyvesant High School in 2003 and received his B.S., magna cum laude from Pace University in 2007. He received his J.D., magna cum laude from New York Law School in 2011 where he placed in the top 5% of his class, served as Staff Editor of the Law Review, and was a John Marshall Harlan Scholar in the school’s Center for Real Estate Studies.
Prior to attending law school, Mr. Mironenko worked as a loan officer closing dozens of deals for his clients. Mr. Mironenko also worked as an NYC Department of Parks and Recreation beach lifeguard for nine summers. Mr. Mironenko joined the firm as a law school extern in 2009, where he contributed to an article about mortgage lien priorities that was published in the New York Law Journal.
Mr. Mironenko is an avid snowboarder, scuba diver, competitive sailor, and has a black belt in hand-to-hand combat and is fluent in Russian.
