My name is Victor Sue, and I’m a real estate broker for Corcoran. I specialize in residential real estate in New York, primarily in Downtown areas like Soho and Union Square, as well as Midtown around Central Park. I know Adam Leitman Bailey because he represented a condo board of which I was the president in the early 2010s.
In 2010, I was one of the first residents to move into a brand-new building in Downtown Brooklyn. Being in a new building, I quickly experienced the growing pains that often come with such developments. Initially, because I had a relationship with the sponsor, they appointed me to a seat on the board, which isn’t a typical move for sponsors. Over time, it became clear that the building needed remediation work, and we needed to hold the sponsor accountable for addressing those issues.
Eventually, we gained control of the condo board by getting enough residents onto it, and Adam was instrumental in making that happen. His guidance and expertise were key to helping us take the first steps toward addressing the building’s issues. This was crucial, as it allowed us to proceed with holding the sponsor responsible for the necessary repairs.
The problems we faced included significant building sway caused by strong winds coming off the river, leaks, and various other construction defects. The sponsor wasn’t eager to address these problems, so we brought in a reputable engineering firm to conduct a comprehensive report on the building. That report became our “Bible,” and Adam and his team diligently guided us through the process of using it to hold the sponsor accountable.
Adam was an incredible resource throughout this time. As a new board, none of us had experience serving on a condo board before, and Adam’s team was instrumental in educating and guiding us every step of the way. They helped us rally the residents, align on a strategy, and work toward our goals as a building community. Adam was always available to answer any questions and provided clear, actionable advice.
The process took time and effort, but we ultimately reached a settlement without having to litigate or go to court. The sponsor agreed to pay millions of dollars to address the building’s issues, including fixing the wind problem by reinstalling two windows at the top of the building. These repairs resolved the major concerns, and today the building is in excellent shape.
I highly recommend Adam Leitman Bailey. There are very few attorneys in the city like him. You can always get a hold of him, which is not something you can say about most lawyers.
