My name is Andrew Jurgis, and I’m an attorney at Adam Leitman Bailey PC. I’ve been working here since 2015, primarily in the firm’s transactional department. We represent clients in the purchase and sale of property throughout New York City, both in the commercial and residential markets. Our clients range from first-time homeowners to experienced real estate investors.
My services typically begin with due diligence when representing clients buying rental properties. This includes reviewing offering plans, building financials, building board minutes, and management questionnaires. My work extends all the way through closing. In addition to transactional work, I also handle litigation in failed real estate transactions. These are typically referrals from other transactional attorneys whose deals have unfortunately fallen apart. We represent sellers trying to retain contract deposits as liquidated damages, and we also represent buyers seeking the return of their deposit or specific performance.
What I enjoy most about working at the firm is collaborating with attorneys who have such a broad and deep knowledge base. We have a very active landlord-tenant group, a strong Supreme Court litigation practice, and attorneys who handle appellate work and foreclosures. Having such a wealth of expertise within the firm is incredibly beneficial for a transactional attorney like myself.
One of the most rewarding cases I’ve worked on was a litigation involving a buyer of a condominium apartment in a failed real estate transaction. The buyer was purchasing a new construction unit, but the sponsor refused to close and threatened to keep the buyer’s contract deposit. We filed an action in Supreme Court seeking specific performance, asking the court to compel the sponsor to sell the unit. The court ruled in our favor, and we were able to close shortly thereafter.
