David Ng, Prominent Tenant Attorney on why he refers cases to Adam Leitman Bailey P.C.

My name is David, and I have been practicing law for over 45 years. Over the course of my career, my current firm, my previous firm, and my partner, Ken Carlson, have primarily represented tenants. Adam, on the other hand, has represented a variety of clients, including landlords, and that’s how I first came to know him—we were often on opposite sides of cases.

Adam has always been involved in diverse areas of real estate litigation, much like us. While some cases we faced weren’t heavy-duty litigation, others were aggressively litigated, with both of us representing our clients to the best of our abilities.

One case, in particular, stands out in my memory. It involved two partners in a building who had a major dispute over how to divide ownership. The conflict was deeply entrenched and difficult to resolve. Initially, I dealt with another attorney on the case who wasn’t making much progress. When Adam got involved, his ability to brainstorm and strategize was instrumental. He worked with us to develop a creative procedure that ultimately resolved the dispute. His skill in finding practical solutions helped both parties avoid unnecessary years of litigation and saved the property from being lost altogether.

Adam has consistently demonstrated a unique ability to balance aggressive litigation with practical problem-solving. His approach isn’t just about running up a legal bill—it’s about truly helping his clients. Over the years, I’ve come to know members of his firm, including some I’ve faced in court. I have the highest respect for the individuals he’s brought together as part of his team.

As someone who has always chosen to represent tenants, I’ve often been asked for referrals in cases where I decline to represent landlords. Without hesitation, I’ve referred them to Adam or his team because I trust his competence and dedication. I wouldn’t refer someone to just anyone; I always recommend someone I believe will do an excellent job, and Adam has consistently proven to be that person.

In this field, legal representation requires more than just knowledge of the basics. Winning complex cases often demands creativity, strategic thinking, and the ability to craft compelling arguments. Adam possesses all these qualities. He is one of the rare attorneys who can think outside the box and find solutions that others might overlook.

For example, in another case where Adam and I were on opposing sides, we recognized that continuing to litigate would ultimately hurt both of our clients. Adam’s ability to step back, assess the bigger picture, and collaborate on a resolution was invaluable. Together, we developed a creative approach that served the best interests of both clients.

This level of conscientiousness—putting the client’s needs above all else—is what sets Adam apart. He isn’t interested in simply dragging a case through endless litigation. Instead, he is committed to achieving the best possible outcome for his clients, even if that means taking a step back from aggressive tactics.

I deeply respect Adam for his skill, creativity, and commitment to his clients. He understands that being a good lawyer isn’t just about winning—it’s about ensuring that the client’s needs are met in the most efficient and effective way possible.

If you’re considering Adam as your attorney, you can be confident that you’ll be working with someone who will represent you with integrity, intelligence, and determination.
